Terms of Service

1. Who we are

RentSnagr is operated by D.Digital, a company licensed in the United Arab Emirates. In these terms, “we”, “us” and “our” mean that company. “You”means anyone who uses RentSnagr — whether you're a tenant, a landlord, a letting agent, or a contractor working on their behalf.

2. Accepting these terms

By using RentSnagr you agree to these terms. If you don't agree, please don't use it. If you're using RentSnagr on behalf of a company or a client, you confirm you have the authority to accept these terms for them.

3. What RentSnagr does

RentSnagr helps you document the condition of a rental property. You capture photographs of a unit, the app records the time, location and device metadata attached to those photos, and it produces a PDF report (the “Report”) you can share with the other party to your tenancy.

The Report is a record of what you photographed and when. It is not a legal opinion, a valuation, a structural survey, or advice of any kind. Whether any landlord, agent, rental committee or court accepts a RentSnagr Report as evidence is entirely up to them, and we make no promise either way. We may change, pause or withdraw parts of the service; where a change materially affects you, we'll give reasonable notice.

4. Photo verification and what it means

RentSnagr labels every photograph according to how it reached us:

Captured in app — taken through the RentSnagr camera, with the time and location recorded at the moment of capture.

Imported — taken elsewhere and added afterwards. Where the file carries EXIF metadata we show it; where it doesn't, or where it may have been edited, we say so.

We don't claim a captured photo is impossible to falsify — only that its metadata was recorded by us at the time of capture, and that the Report includes a checksum you can use to show the file hasn't changed since. You are responsible for the accuracy of what you document: photographing the right unit, covering the areas that matter, and not leaving out damage you know about.

5. Accounts

Tenants don't need to register or log in — your inspection is identified by a reference issued when you start it, so keep your reference and your downloaded PDF safe. Landlords and letting agents do sign in to manage their properties and inspections. Either way, your inspection data lives on our servers so you can re-access it; we can't restore a report for someone who can't identify it.

6. Pricing and payment

A tenant report is a flat 49 AED per session, for apartments and villas alike, payable in advance. Prices are shown in UAE Dirhams and include any applicable VAT unless stated otherwise.

Agent inspections are AED 79 per report (Pay As You Go), charged at submission. Agents can instead subscribe to Agent Pro at AED 499 per month, which includes 10 reports a month. Teams and high-volume property managers who need more should contact us for an agency contract.

Landlord self-inspections (a landlord documenting a property they own) are free for up to 3 active properties; beyond that, additional properties are charged at the flat AED 49 rate — never at agent rates. Read-only review access is free.

Payments are processed by our partner Stripe(by card). We don't see or store your card details, and Stripe's own terms apply to the payment itself. Your report becomes available once payment clears.

Prices may change; the price that applies is the one shown at checkout at the time of purchase (for per-report charges) or stated in your active subscription at the start of the billing period (for monthly plans).

Refunds.If the service fails on our side — the report doesn't generate, or comes out materially corrupted — tell us within 14 days and we'll re-issue it or refund you. We don't refund a correctly generated report because you were unhappy with the outcome of a deposit dispute, because the other party rejected it, or because you changed your mind after downloading it.

7. Your content

The photographs, notes and reports you create are yours — you keep ownership of them. You give us a limited licence to store, process and transmit that content only so far as we need to in order to deliver the service (generating your PDF, delivering it, and supporting you if you ask). We don't sell your content and we don't use it for advertising.

You confirm you have the right to photograph the property and its contents, and any permission required from the occupier, owner or agent. Don't photograph people without their knowledge, and don't photograph another tenant's belongings without a reason connected to the inspection.

8. Things you must not do

Don't use RentSnagr to:

create a report you know to be false, staged or misleading;

misrepresent when photographs were taken, or alter recorded timestamps or location data;

sign, or cause to be signed, a report in someone else's name without their authority;

document a property you have no right of access to;

copy, scrape, decompile or resell the platform;

interfere with the security of the service or another user's data;

do anything unlawful under UAE law.

Fabricating documentary evidence for a tenancy dispute is a serious matter. We may terminate access immediately for any breach of this section, and we will cooperate with authorities where the law requires it.

9. What we're not responsible for

RentSnagr is provided as it is. We don't warrant that it will be available without interruption, free of faults, compatible with every device, or that any report will be accepted by any landlord, agent, committee or court.

To the fullest extent UAE law allows, our total liability to you for any claim connected with the service is limited to the amount you paid us for the report or service the claim relates to. We are not liable for indirect or consequential loss — including, without limitation, a deposit you didn't recover, a claim you lost or couldn't bring, a deadline you missed, rent or relocation costs, or any decision you took relying on a report. Nothing here excludes liability that cannot lawfully be excluded.

10. Ending things

You can stop using RentSnagr whenever you like. To have data we hold about a specific inspection deleted, email us with the reference number and we'll delete it within 30 days, unless we're required to keep records for tax or legal reasons. We may suspend or withdraw access if you materially breach these terms.

11. Privacy

How we handle your personal data is set out in our Privacy Policy, which forms part of these terms.

12. Changes to these terms

We may update these terms. The version in force is the one published here on the date you use the service, and the “last updated” date above tells you when it last changed. Continued use after a change means you accept it.

13. Governing law

These terms are governed by the laws of the United Arab Emirates. Any dispute is subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.
